Household income should generally be at least three (3) times the monthly rent. Application Fee: A non-refundable application fee of $45.00 is required per adult applicant over the age of 18. Security Deposit: Accepted applicants will be required to provide a security deposit equal to one month's rent prior to move-in. The security deposit will be held and administered in accordance with all applicable Washington, DC landlord-tenant laws and regulations. Move-In Funds: Prior to occupancy, tenants will be required to provide the first month's rent and the security deposit. Any additional prorated rent, if applicable, will also be due before move-in. Realtors: Realtors are welcome to accompany prospective tenants during showings. As the property manager we offer a flat $500 co-op commission to the tenant's brokerage, payable upon successful execution of our lease and move-in. Showings are by appointment only.
