RENTAL TERMS AND TENANT RESPONSIBILITIES Property Address: 515 High Street, Cambridge, Maryland Rent Tenant agrees to pay monthly rent in the amount of One Thousand Six Hundred Fifty Dollars ($1,650.00), due on the first (1st) day of each month throughout the lease term. Late rent payments incur a fee of $30 after the 8th of the month Security Deposit A security deposit equal to one month's rent ($1,650.00) is due upon execution of this lease agreement. The security deposit shall be held and administered in accordance with Maryland law. Utilities and Services Tenant shall be solely responsible for payment of all utilities and services associated with the property, including but not limited to electricity, gas, water, sewer, trash service, internet service, cable television, and any other communication or utility services used during the tenancy. Lawn and Exterior Maintenance Tenant shall maintain the lawn and landscaping in a neat and orderly condition, including regular mowing, edging, and trimming of bushes, shrubs, and tree branches. Tenant shall ensure that vegetation does not obstruct or encroach upon public sidewalks, walkways, or neighboring properties. Snow and Ice Removal Tenant shall promptly remove snow and ice from all public sidewalks adjacent to the property, including the sidewalk in front of the house and the walkway leading from the porch to the public sidewalk, in accordance with local ordinances and safety requirements. Cleanliness and Pest Prevention Tenant shall maintain the property in a clean and sanitary condition at all times. Tenant shall take reasonable measures to prevent conditions that may attract rodents, insects, or other pests, including proper food storage and waste disposal. Trash Removal Tenant shall place trash and recycling containers at the designated collection area on scheduled pickup days and shall return containers to the property promptly after collection. Tenant shall ensure that all household waste is properly contained and disposed of on a weekly basis. General Maintenance Tenant shall keep the premises in good condition and promptly notify Landlord of any maintenance issues, damage, or conditions requiring repair.
