Lease terms

Rent to be paid to landlord via Zelle on 1st of each month as per contract, whether lease or monthly. Late charges will accrue after 5 days of non payment and will be 5% total monthly rent per unpaid day, owed to landlord within same week of tardy payment and remitted only by Zelle. Non payment will result in both the forfeiture of rental agreement and access to the property. No subletting. No overnight guests and no visits exceeding 7 days without express written request and following approval by landlord prior to visit. No smoking or vaping anywhere on or inside of property. No loud music or other nuisance noise. Tenant expected to maintain property in a clean and sanitary condition and notify landlord of any broken fixtures or other damaged parts of rented premises immediately. Walkways and garage door must remain clear, tidy and unblocked to allow access for building maintenance and egress. No animals or pets of any kind permitted. Harboring such will dissolve the lease agreement and entail the forfeiture of tenant's entire security deposit .
