Pets may be considered on a case-by-case basis, subject to owner approval and additional pet terms. Renters insurance is required throughout the lease term and must be maintained at all times. Tenant shall comply with all HOA rules and regulations, if applicable. Subleasing, short-term rentals, and Airbnb-type rentals are prohibited without prior written consent from the owner. Occupancy is limited to approved applicants listed on the lease agreement. Tenant is responsible for replacing HVAC filters regularly and maintaining the property in a clean and sanitary condition. Any alterations, painting, satellite dish installation, or modifications to the property require prior written approval from the owner. A completed application, credit check, income verification, rental history verification, and background screening are required for all applicants 18 years of age or older. The property must be returned in substantially the same condition as received, excluding normal wear and tear.
