Lease terms

Lease Terms for 5140 US-41 Alt S, Clarksville, TN 37043 Rental Duration: The lease term will be for 1 year or longer. Rent Payment: The monthly rent for the property is $4,000. Rent payments are due on the 1st Monday of each month. The preferred method of payment is through Direct Deposit. Security Deposit: A security deposit of $4,000 is required prior to move-in. This deposit will be held to cover any damages beyond normal wear and tear and will be returned within TBD days after the lease term ends, subject to deductions, if any. Utilities: The tenant is responsible for payment of all utilities, including electricity, gas, water, sewer, and trash services, unless otherwise specified in writing. Maintenance and Repairs: The tenant agrees to maintain the property in good condition and promptly report any necessary repairs or maintenance issues to the landlord. The landlord will be responsible for addressing major repairs and structural issues. Pets: Dogs Only. A pet deposit will be required and is dependent on size. Pet Deposit may be required. Occupancy: The premises are to be occupied by individuals as stated in the lease agreement. Subleasing or unauthorized occupants are strictly prohibited. Termination: In the event that either the landlord or tenant wishes to terminate the lease before the agreed-upon end date. Insurance: The tenant is strongly encouraged to obtain renter's insurance to protect their personal belongings from loss or damage. Smoking: Absolutely no smoking will be allowed inside of the home. Lawn Maintenance: Tenant is responsible for keeping the lawn/grounds maintained. Governing Law: This lease agreement will be governed by and interpreted in accordance with the laws of the state of Tennessee.
