Lease Terms & Tenant Responsibilities: 1) Utilities: Tenant is responsible for all utilities (Electric, Gas, Water, Sewer, and Trash/Cable/Internet). 2) Exterior Maintenance: Tenant is responsible for lawn care/landscaping and timely snow/ice removal from sidewalks and driveway. 3) Insurance: Renter's Insurance policy is strictly required prior to move-in. 4) Smoking: Strictly a non-smoking property. 5) Pets: [Insert Policy, e.g., Small pets considered on a case-by-case basis with an additional pet deposit/fee]. 6) Move-In Costs: First month's rent, last month's rent, and one month's security deposit required upon lease signing. 7) No Alterations / Painting: No structural changes, painting, or permanent alterations can be made to the interior or exterior of the home without prior written consent from the landlord. 8) Lockout Policy: Tenant is responsible for locksmith fees if they lock themselves out, or must pay a designated fee if you have to come unlock the door. 9) Minor Repairs & Maintenance Maintenance: Tenant is responsible for minor maintenance under $100 (e.g., replacing lightbulbs, HVAC air filters every 3 months, and smoke detector batteries, or repairs resulting from daily wear).
