5134 Cody Street, Shawnee, KS 66203 This home is available for a 12-month lease starting September 1st, with automatic renewal to month-to-month if neither party provides 30 days' written notice before the lease end date. Monthly rent is $2,650, due on the 1st of each month, with a $50 late fee applied if rent isn't received by 4:00 PM CST on the 5th. A $2,650 security deposit and last month's rent are due at signing, in addition to the first month's rent. Tenant is responsible for all utilities, including water, gas, heat, electric, and internet. Landscaping and yard maintenance are handled by the landlord at no cost to the tenant. One trained pet is allowed with a $250 pet deposit (open to discussing additional pets); tenants are responsible for supervising pets, cleaning up after them, and repairing any pet-related damage. No smoking is permitted inside the home, including cigarettes, vaping, and marijuana (medicinal or recreational), and any smoking-related damage will be the tenant's responsibility. Only individuals listed on the lease application may reside at the property, and short-term rental listings (Airbnb, VRBO, etc.) are not permitted. Parking includes a 1-car garage, driveway, and additional street parking. Tenants must report necessary repairs immediately; the landlord handles repairs not caused by tenant negligence, while tenants are responsible for minor upkeep such as resetting breakers/GFCI outlets and controlling common pests. The home comes equipped with a washer, dryer, oven, microwave, and refrigerator.
