Lease Terms & Rental Policy **Occupancy & Duration** - Term: Mid-term/Seasonal rental (31-day minimum). 2 3 month stays preferred; longer terms considered upon request. - Occupancy: Maximum of (6) persons. No subletting allowed. - Quiet Enjoyment: This is a tranquil residential area; large parties or gatherings are strictly prohibited. **Rental Rates & Deposits** - Standard Monthly Rate: $6,300/month. - April Premium Rate: $9,500 (specifically if ONLY April bookings). - Due at Signing: First month's rent plus a security deposit. - Application Fee: $35.00 (non-refundable). - Renter's Insurance: Offered through Lemonade around $35- $45 per month **Utilities & Owner-Paid Services** - Included Services: Water, weekly trash, monthly landscaping, twice-weekly pool service, professional pest control, 24/7 home security monitoring, high-speed internet, and premium streaming subscriptions. - Utility Allowance: Owner provides a $350 monthly credit toward gas and electricity. Any usage exceeding $350/month is the responsibility of the renter and payable upon receipt of the bill. **Insurance & Protection** - Renter's Insurance: Required for all stays. To ensure your belongings (clothing, computers, etc.) and the home are protected, the Owner will pay the monthly premium (up to $45/ month) for a policy set up by the renter (e.g., Lemonade Insurance, with HomeOwner Name Listed ). - Smoke-Free Environment: This is a strictly non-smoking property. Any smoking inside the home will result in an immediate $1,500 damage assessment fee (separate from the security deposit). **Pet Policy** - Welcome with Approval: We love pets! No additional monthly pet fees are charged. - Requirements: Renters must provide pet information and vaccination records for owner approval prior to move-in. - Note: A cleaning/treatment fee will only be incurred if professional flea remediation is required following the stay. **Parking** - Garage: One dedicated space available for renter use. Driveway and street parking available.
