Lease terms

Owner Responsibilities: The owner will cover expenses related to the Homeowners Association (HOA), including the provision of high-speed internet. Tenant Responsibilities: Tenants shall be responsible for the following: Payment of water bills. Payment of electric bills. Pest control services. Lawn maintenance, which includes, but is not limited to, mowing, weed control, and fertilization. Additional Tenant Responsibilities: 60-Day Vacating Notice Requirement: The tenant is required to provide a written 60-day notice prior to vacating the property. Failure to provide such notice will result in the forfeiture of the last month's rent and security deposit. Access for Showings: In the event the property is listed for sale, the owner reserves the right to access the property for showings to potential buyers. The owner will provide more than 24 hours' notice prior to any such showing. Renter's Insurance: The tenant must ensure that their renter's insurance policy lists the owner, Arun Pandey, as an additional insured party. Rent Increase at Renewal: Rent may be increased at the time of lease renewal. However, any increase will not exceed 10% of the existing lease amount.
