Lease-to-Own this house. Trouble finding financing? Stop throwing away your money on rent. This is a large house which I am offering on a rent-to-purchase contract. So you can stop throwing your money away in rent and get credit for part of your monthly payment toward the purchase of the house. You can rent for a few years, with part of your rent going toward your down payment, build up your credit and then you can purchase the house. If you have been refused financing to purchase a home this is an opportunity to move forward on your way to home ownership. To take advantage of this offer we enter into two contracts- a rental contract and an Option-to-Purchase contract. The rental contract provides that you would rent the house on a yearly basis at a monthly rent of $2200-2300. Payment convering the first months rent, the last month's rent and a $1000 security deposit is required to move in. The security deposit is of course refundable unless used to cover damages, non payments or cleaning charges. The yearly lease is renewed each year until the house is available for purchase. I anticipate selling within 3-5 years. The Option-to-Purchase contract provides that you are granted an exclusive option to purchase the house when it becomes available for sale at a later date. A portion of your monthly payment is credited toward the down payment on the house. If your monthly rent payment is $2300.00 then $400.00 of that payment each month is credited to your down payment. If your monthly rent is $2200.00 then $300.00 a month is credited toward your down payment. The one year lease is renewed annually. The Option Contract requires an good faith down payment of between 3-5% of the current value of the house [$10,500-$17,500.00]. That payment is also credited toward your down payment on the house. It is a great opportunity for you to make significant progress on your purchase of a house. At the end of the first year you will have between $3600.00 and $4800.00 in credit from your of rental payments. You will also have between $10,500.00 and $17,500.00 from your Option Contract. So at the end of year one you will have between $14,100.00 and, $22,300.00 in credit toward the purchase of the house. This opportunity is a great one if you are serious about wishing to purchase the house. I have it set up this way for people to live in the house, make it theirs and then purchase it from me. Be advised however that if you breach any of the conditions of the Lease or Option-to-Purchase Contracts you will forfeit the Option to purchase and the money you have paid into the option. My house is a large house on Parkwood Lane, on two acres, outside Goldsboro--3 BR, 2.5 BA, about 2300 Sq ft with an additional sewing room and workshop. It is an open layout with great room, dining room and kitchen in main area with master bedroom on ground floor. Two bedrooms upstairs with full bath. Large attic area spreads the whole length of the house. Schools in this area rated highly. No pets at this time however in the future we can renegotiate.
