Pet Policy - **Pet Deposit Tenant shall pay for each pet, due upon signing this Agreement. - **Pet Rent Tenant shall pay an additional $40.00 per month per pet as pet rent. - **Conditions Pets must be approved in writing by Landlord. Tenant is responsible for all pet-related damages. No more than [2] pets are allowed without prior written consent. 6. Maintenance and Repairs - **Tenant Obligations Tenant shall keep the Premises clean and sanitary, promptly report any damage or needed repairs to Landlord, and refrain from causing damage beyond normal wear and tear. - **Landlord Obligations Landlord shall maintain the Premises in a habitable condition, complying with Indiana Code 32-31-8-5, including providing working plumbing, heating, and electrical systems. 7. Use of Premises The Premises shall be used solely as a private residence for Tenant. No commercial activity or subleasing is permitted without Landlord's written consent. 8. Alterations Tenant shall not make alterations, additions, or improvements (e.g., painting, installing fixtures) to the Premises without Landlord's prior written approval. 9. Entry by Landlord Landlord may enter the Premises with at least 24 hours' notice for inspections, repairs, or showings, except in emergencies where immediate access is permitted per Indiana law. 10. Termination and Eviction - **Default Failure to pay rent or comply with this Agreement may result in termination and eviction proceedings per Indiana Code 32-31-1 et seq. - **Notice Landlord shall provide written notice of default, giving Tenant 10 days to cure (e.g., pay rent) before further action, unless the breach is non-curable. 11.
