Lease terms

Lease term is for 12 months. Owner will pay for lawn maintenance and pest control. Utilities are the responsibility of the renter. Tenant Expectations: There will be NO smoking inside the home or on the screened in back patio. Tenants are expected to keep the home clean, sanitary, and undamaged, use appliances and systems reasonably, and report problems promptly. In Florida, tenants are also generally responsible for the cleanliness of plumbing fixtures, proper trash disposal, and avoiding damage beyond normal wear and tear. Owner will perform an in-person house check every 60 days to verify the condition of the home with the renters present. This will also be a time to discuss any needs or non-urgent repairs the renters have. Pet Policy: Pets must first be cleared with the owner. Owners will allow a maximum of 2 animals (dogs or cats). Renters will pick up all dog feces from the yard. Pets must also be kept under control, cleaned up after, and not cause damage, odors, noise, or nuisance to neighbors. Tenants are expected to keep pets vaccinated.
