Lease terms

The lease term is 12 months with monthly rent of $1,500, due on the 1st of each month. A $1,500 security deposit is required before move-in, along with the first month's rent. A $50 late fee will be assessed if rent is not received by the due date, with an additional $10 per day thereafter until paid in full. Tenants are responsible for all utilities, including electricity, water, trash, internet, cable, and lawn maintenance unless otherwise agreed in writing. The property is smoke-free, and smoking or vaping is prohibited inside the home. Any pets must receive prior written approval from the landlord and may require a separate pet deposit or monthly pet rent. Routine maintenance, cleanliness, and timely reporting of repairs are the tenant's responsibility, while the landlord will remain responsible for major repairs not caused by tenant negligence. No subleasing or unauthorized occupants are permitted without the landlord's written consent. A background check, credit screening, income verification, and rental history verification are required for all applicants.
