Lease terms

1. Renters Insurance Requirement Tenant is required to maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage. Landlord must be listed as an "Additional Interested Party" so that the Landlord is notified of any policy changes or cancellations. Proof of insurance must be provided to the Landlord prior to move-in. 2. Utilities and Services Tenant shall be responsible for the timely setup and payment of all utility services required for the premises, including but not limited to Electricity, Gas, Water, Sewer, and Trash. Tenant agrees to keep all utilities active through the final day of the lease term. 3. Smoking and Vaping Policy This is a 100% smoke-free property. Smoking is strictly prohibited inside the home. Violation of this policy will result in a professional remediation fee of no less than $500 plus the cost of repainting and duct cleaning. 4. Pet Policy and Waste Management Limit & Restrictions: A maximum of two (2) pets are permitted. There are no breed or weight restrictions. Non-Refundable Pet Fee: Tenant shall pay a one-time non-refundable fee of $200 upon signing this lease. This fee is used for specialized deep cleaning and allergen stripping between tenants and does not cover physical damage to the property. Waste Removal: Tenant is required to pick up and dispose of all pet waste daily. Waste must be bagged and placed in exterior trash receptacles. 5. Appliances (Washer and Dryer) The premises includes a Washer and Dryer for the Tenant's use. While these appliances are provided in good working order, the Tenant is responsible for basic cleaning and lint trap maintenance. Any damage caused by overloading or improper use will be the Tenant's financial responsibility. 6. Landlord Maintenance Obligations The Landlord shall provide and pay for the following services: -Lawn Care: Routine mowing, edging, and seasonal yard maintenance. -Pest Control: Periodic preventative pest control services. -Air Filters: Landlord will provide and/or replace HVAC air filters on a regular schedule. -Cooling Standards: Per Florida law, Landlord shall ensure cooling equipment maintains an indoor temperature of 82 F or lower during extreme heat events. 7. Tenant Maintenance Responsibilities Tenant agrees to maintain the AC at a temperature no higher than 78 F to prevent humidity-related mold growth. Tenant must promptly notify Landlord of any water leaks or "musty" odors. Tenant is responsible for the cost of clearing plumbing stoppages caused by foreign objects (e.g., wipes, grease, or hair).
