Lease terms

Minimum lease term of 12 months; Multiple year leases are preferred. A security deposit is required. The tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other applicable services. Smoking is not permitted inside the property. Pets, particularly dogs, may be considered on a case-by-case basis, subject to landlord approval. The tenant is responsible for any damage, cleaning, or repairs related to themselves or their pets. An additional pet deposit or monthly pet fee may apply. The tenant is expected to maintain the property in clean and good condition and comply with all lease terms. Application and background check requirements apply. Late Fee Policy: If rent is not received by the 5th of the month, a $75 late fee will be applied. An additional fee of $15 per day will be charged until the rent is paid in full. HOA/community rules (if applicable) must also be followed. Snow removal, lawn mowing, and garden maintenance are the responsibility of the HOA.
