Lease terms

Yard Maintenance: HOA takes care of maintenance of the front yard landscaping. The Tenant shall be solely responsible, at Tenant's cost and expense, for the maintenance, care, and upkeep of the backyard area, including but not limited to watering, weeding, and general cleanliness. Smoking Policy: Smoking of any kind is strictly prohibited inside the dwelling unit and within fifty (50) feet of the Property at all times. Violation of this provision shall constitute a material breach of the Lease. Lease Term: The minimum lease term shall be twelve (12) months, unless otherwise agreed to in writing by the Owner. Compliance With Lease Terms: Tenant agrees to comply with all terms, conditions, rules, and regulations set forth in the Lease, as well as all applicable federal, state, and local laws. Tenant Qualifications: All applicants must meet the Owner's rental criteria, including a minimum credit score requirement of six hundred thirty (630) or higher, subject to Owner verification and approval. Occupancy Restrictions: Only individuals specifically named as Tenants or approved occupants in the Lease are permitted to reside in the Property. Any occupancy by additional persons, whether temporary or permanent, without the prior written consent of the Owner shall constitute a material breach of the Lease and may result in enforcement actions, including termination of tenancy, as permitted under Arizona law.
