Lease terms

Applicants age 18 and older are required to complete an application and tenant screening. Screening includes: Credit history Criminal background check Eviction history Employment and income verification Rental history and landlord references Government-issued photo ID verification Applicants must demonstrate sufficient, verifiable income to meet the lease obligations. Employment and income may be verified through recent pay stubs, employer verification, tax returns (for self-employed applicants), or other documentation requested by the landlord. All applications will be evaluated based on the overall screening results. Occupancy is intended for one household and is not available for unrelated roommate groups or co-living arrangements. This is a smoke-free and no-pets property. Tenant Responsibilities: Tenant is responsible for electricity, natural gas, water, sewer, garbage/recycling, and internet/cable. Landlord-Provided Service: Regular yard maintenance is included in the rent. Reusable Tenant Screening Reports: Landlord will not accept comprehensive reusable tenant screening reports as defined by RCW 59.18.257. All applications will be evaluated using consistent screening criteria in accordance with applicable federal, state, and local fair housing laws.
