Lease terms

Tenant Terms 1. The property located at 5112 Lovell Avenue, Fort Worth, Texas 76107, offers convenient access to shopping, dining, entertainment, major thoroughfares, and other local amenities within an established neighborhood. 2. A minimum lease term of twelve (12) months is required. 3. Monthly rent is due on the first (1st) day of each month. 4. Rent payments are subject to a three (3)-calendar-day grace period. If rent has not been received by 11:59 p.m. on the third (3rd) day of the month, a late fee of $75 or five percent (5%) of the monthly rent, whichever is greater, will be charged on the fourth (4th) day of the month. Additional late fees may be assessed for continued nonpayment to the extent permitted by applicable law. 5. Tenant is responsible for payment of all utilities and services associated with the property, including but not limited to electricity, water, sewer, trash collection, internet, cable, and any other applicable charges. 6. Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in and upon request by Landlord. 7. A security deposit is required prior to occupancy and will be held in accordance with state and local laws. 8. Occupancy is limited to tenants approved by and listed on the lease. Additional occupants must receive prior written approval from Landlord. 9. Tenant shall keep the premises clean, sanitary, and in good condition, and promptly notify Landlord of any maintenance or repair issues. 10. Tenant shall not make alterations, improvements, paint, install fixtures, or modify the property without prior written consent from Landlord. 11. Smoking is prohibited inside the property. 12. Tenant shall comply with all applicable laws, homeowner association rules (if applicable), and community regulations. 13. Subleasing, short-term rentals, and assignment of the lease are prohibited without the Landlord's prior written consent. 14. Pets are permitted only with prior Landlord approval and may be subject to applicable fees and deposits. 15. Tenant shall be responsible for any damages caused by Tenant, occupants, guests, or pets beyond normal wear and tear. 16. Upon termination of the lease, Tenant shall return the property in clean condition, remove all personal belongings, and return all keys, garage remotes, and access devices. 17. Failure to comply with the terms of the lease may result in penalties, default, or termination of tenancy as allowed by law. 18. All applicants are subject to screening, including credit, criminal background, rental history, and income verification. 19. Applicant income must be at least three (3) times the monthly rent unless otherwise approved by the Landlord.
