Lease terms

This has been turned into an ad for the entire place. That is not accurate. This is only for the lower half of this home. Landlord pays for lawn mowing and rent also covers utilities. Just not your TV and internet choice. Large circular driveway parking good for two cars for each level (though upstairs tenant is single.. Two negatives: Disturbing the peace will get you evicted. (It's a quiet neighborhood great for those who crave that.) There is an upstairs tenant you might hear if she or her guests forget to remove their clodhopper shoes. Currently she is reputed to be very quiet, but just so you know... 12-month lease (slightly negotiable). Discount for paying year in advance! No subletting allowed. Tenants share responsibility for setting out garbage and recycling weekly and bringing back in. "Shared laundry in unit is misleading. You have your own large laundry room with washer and dryer and hanging and storage area that you need only share with your spouse or roommate, if you choose to have one (or the other!) A responsible, financially stable adult or two with impeccable references would be very welcome.

Quiet, 1100 -1200 sf lower level of our home backs up to acres of utter privacy and yet is 1.5 blocks from a bus line on DeSoto near Tabernacle Church and about 2 miles to Whole Foods, UTC Mall and Detwiler's. Quite new, large capacity washer, A/C, and roof. New wooden privacy fence leaves shared covered eating space on patio with a full view of the virtual nature preserve out back. Great view of the conservation area from the three huge picture windows in the huge second bedroom/office also. Ample parking; regular, small closet in primary bedroom but larger pole for hanging extra clothes in the laundry room. No smokers. Impeccable references required. Available June 15th with the rest of June free, 2026. $1850.00 per month + 1 month sec. dep. 3% interest earned on security deposit when returned. Second year's rent, if the rental relationship has been good, results in a decrease in the rent for the second and future years. NOTE: This is embarrassing, but I don't know how to post my photos of the lower apartment from my phone. I've tried everything . Just know these photos are of the UPPER apartment and not the lower. The upper will be available toward the end of June with the remainder of June free. The lower has a smaller bathroom but similar views. A much larger kitchen/ dining area.
