Lease terms

12 month lease. Monthly rent $2,300. Renter pays for internet service. Renter responsible for the basic upkeep of the rental unit, including private patio, as well as minor maintenance/repairs, including but not limited to changing light bulbs, replacing air filters, and unclogging drains, etc.) Renter is responsible to perform daily housekeeping maintaining unit and appliances sanitary and clean, free from excessive dirt, mold, or other buildup. Renter is responsible for personal property. Renter's insurance suggested. Renter is responsible for personal plants. Renter is responsible for reporting to the Owner/Manager any damage caused. Renter is responsible to promptly report maintenance/repair needs to the Owner/Manager. Renter is responsible for disposing personal trash and garbage in City issued trash bins. No smoking inside rental unit. No pets. No on-site parking, no garage. Street parking only. No refrigerator (negotiable). No stove. No phone land-line connection. Owner pays for utilities (electricity, water, gas, garbage). Owner responsible for exterior landscaping. Security deposit (2x rent) = $4,600.00 12 month lease Move-in costs: First Month's Rent ($2,300) plus Security Deposit ($4,600) = $6,900.00 Move-in Special: Save $2,300 - Sign a 6-month lease and pay 5 months in advance $11,500, plus $2,300 in security deposit. Save $4,600 - Sign a 12-month lease and pay only 11 months of rent in advance $25,300, plus $2,300 in security deposit.
