Lease terms

Smoking Policy: This apartment is designated as a non-smoking property. Smoking is strictly prohibited inside the apartment unit, including all living areas, bedrooms, bathrooms, and common spaces. Tenants and their guests must adhere to this policy at all times. Pet Policy: Pets are considered on a case-by-case basis. If approved, a pet deposit of $300 per pet is required, along with a monthly pet fee of $35 per pet. Tenants are responsible for any damages caused by their pets and must ensure their animals are well-behaved and do not disturb other residents. Utilities: Tenants are responsible for the following utilities: electricity, gas, water, sewer, and trash. The landlord will not be held accountable for any utility costs incurred during the lease term. Tenants must arrange for utility services to be set up in their name prior to move-in and maintain active accounts throughout the lease duration. Lease Duration: The lease term for this apartment is 12 months. Early lease termination may result in additional fees and charges, as outlined in the lease agreement. Security Deposit: A security deposit equal to one month's rent is required at lease signing. This deposit will be held by the landlord and may be used to cover any damages, unpaid rent, or other lease violations. If the apartment is returned in satisfactory condition at the end of the lease term, the deposit will be refunded in accordance with state law. Rent Payments: Monthly rent is due on the 1st day of each month. Late payments will incur a fee of $60 if not received by the 5th day of the month. Consistent late payments may result in lease termination and eviction proceedings. By signing the lease agreement, tenants acknowledge that they have read, understood, and agree to abide by these lease terms and all other conditions outlined in the full lease contract.
