Lease terms

Property Rules All adults (18+) must apply and be approved. Every person living in the home must be listed on the lease. Tenant is responsible for mowing, trimming, edging, and weed control. Tenant is responsible for replacing HVAC filters every 90 days (or as directed). Tenant is responsible for changing smoke detector batteries if they begin chirping. Only the attached two-car garage is included with the rental. The detached garage/building is strictly off limits. Pets require prior written approval. Unauthorized pets are a lease violation. No subleasing or Airbnb/short-term rentals. No smoking or vaping inside the home or attached garage. Renters insurance is required before move-in and throughout the lease. Tenants are responsible for keeping the home reasonably clean and promptly reporting maintenance issues. No waterbeds, trampolines, or above-ground pools without written permission. Quiet enjoyment of neighbors must be maintained.
