Lease terms

-This is one year lease, and charged month-to-month rental fee, if there is any large, unfixed issue that landlord have to take longer time to fix, and causing tenant to claim is not livable, the one year contract ends immediately, the tenant agrees to and is giving 2 weeks to move out to find his or her new location, while landlord take time to fix the issues. (tenant pay for the cost while live in the property, and will be refund base on the days if leave early during the month). -During the year, if any large appliances (ex: washer, dryer, refrigerator, oven, microwave, etc ) that requires landlord to fix or replace, tenant is required to pay one time trip charge of $125.00, to landlord to find labor and time to determine to fix or replacement. -Tenant is responsible for taking good care for the properties while live in the property, or tenant shall bare the cost of the repair and labor fee if is due to tenant ignorance. -During the year if any small carpet issues, or floor issues that tenant is not happy with, tenant will notify landlord and requires pay one time fee of $125.00 for landlord either to find labor to fix or landlord find it will be large project to fix, the one year contract ends immediately, and tenant will be giving 2 weeks to move out, will bee charged the days tenant lives in there and landlord will move in the fix the issues. -Tenant require to purchase renter insurance, or else the right is wavied. Landlord does not take responsibility of tenant or tenant's friend or tenant family's item stolen ,damaged, get hurt by, or fail down while tenant live in the property. -Landlord is not responsible for anything happens while tenant live in the property that is not caused by the landlord. -Tenant will register his/her own utilities and pay for monthly. -Tenant responsible to take good care to the property and keep orginal of everything in the house, including wall paint color, light fixture, sink, etc. any replacement is expected to kept as similar type of material and quality that matches with what house orginal rented as. -Tenant take cares of front yard and back yard landscaping, following HOA rules, and is responsible to compliance with HOA rules and pay for any HOA fines if rules are not meet. -Tenant is responsible to keep yard free from weeds, trimming bushes, trimming trees periodically. -keep trash can and recycling bin behind the fence except collection day. -No overnight street parking. -The house is smoke free and drug free property. -Landlord pays for HOA fees. -Trash fee of $15.00 included in monthly HOA fees, and is paid by tenant, also tenant pay for any increases of trash fee in the beginning of the new year, landlord will inform the tenant if any. -Landlord keep the right for security deposit to fix anything needed in the property when tenant move out, and if any money left security deposit will be refund to tenant within the month after tenant move out. -At any time, landlord have the right the cancel the contract at anytime if landlord need to sale the property, or move into the property. -The contract will automatically cancel, when tenant break the contract and will be giving 2 weeks to find new place to move out.
