Lease terms

Utilities: The Renter shall be responsible for paying all utilities associated with the property, including but not limited to water, gas, electricity, and trash collection. Rent and Deposit: The Renter shall pay the first month's rent and the last month's rent upon signing this lease agreement. A security deposit (amount to be specified) is also due at signing, refundable in accordance with local laws and property condition at move-out. Pets: Up to three (3) pets are allowed on the premises. All pets must be properly vaccinated, licensed, and supervised. Renter is responsible for any damage caused by pets. Occupancy: Only individuals listed on the lease may reside in the unit. Subleasing is not permitted without written consent from the Landlord. Maintenance: Renter is expected to keep the property clean and in good condition. Any damage beyond normal wear and tear must be reported promptly. Landlord is responsible for major repairs unless damage was caused by Renter negligence. Alterations: No significant alterations, painting, or remodeling may be made without prior written approval from the Landlord. Entry: Landlord may enter the property for inspections, repairs, or showings with 24 hours' notice, except in case of emergency. Lease Termination: Either party may terminate the lease at the end of the lease term with proper written notice (usually 30 or 60 days as required by local law). Early termination may result in penalties unless otherwise agreed in writing. Compliance: Renter must comply with all local laws, HOA rules (if applicable), and terms of this lease agreement.
