Lease terms

Lease Term: Minimum lease term of 12 months required. Pets: Small dogs only are permitted, subject to owner approval. An additional pet fee of $50/month will apply. Renter's Insurance: Tenant is required to maintain active renter's insurance throughout the lease term and provide proof of coverage upon request. Utilities: Tenant is responsible for payment of electricity, water/sewer, and internet services. Smoking Policy: No smoking permitted inside the home. Smoking is prohibited inside the property at all times. HVAC Maintenance: Tenant is responsible for routine HVAC filter replacement during the lease term and maintaining the HVAC system in reasonable operating condition through normal filter maintenance. Subleasing Policy: No subleasing, assignment, or short-term rentals (including Airbnb or similar platforms) are permitted. Early Lease Termination: Tenant must provide at least 60 days' written notice for early lease termination. If the lease is terminated before the agreed lease end date, a lease break fee equal to two months' rent will apply and is non-refundable, unless otherwise required by applicable law or agreed in writing. Moisture & Property Care : Tenant agrees to maintain reasonable ventilation and housekeeping practices to prevent excess moisture buildup, including using bathroom ventilation and promptly reporting leaks, water intrusion, unusual moisture, or visible mold concerns to landlord. Maintenance Reporting: Tenant shall notify Landlord within 48 hours of becoming aware of any damage, malfunction, maintenance concern, or condition requiring repair, including but not limited to: water leaks, plumbing issues, faucet leaks, drainage problems, visible mold or unusual moisture, HVAC concerns, electrical issues, malfunction of provided appliances (including washer, dryer, refrigerator, oven/range, microwave, and dishwasher), door or window damage, flooring or floorboard damage, wall damage, or any condition that may cause further damage to the property if left unreported.
