ADDITIONAL LEASE COVENANTS AND CUSTOM RULES 1. SECURITY DEPOSIT LIMIT COMPLIANCE: Prior to taking occupancy of the premises, Tenant shall pay a Security Deposit of $2,000.00 to be held in escrow. Pursuant to Nevada Revised Statutes (NRS) 118A.242, this deposit represents exactly one (1) month's rent and is fully compliant with the legal state limit (which caps security deposits at a maximum of three months' rent). 2. SPECIFIC PET POLICIES AND LIMITATIONS: A maximum of four (4) total domesticated pets are permitted on the premises. Tenant is strictly limited to a maximum of two (2) cats and a maximum of two (2) dogs. All pets must be explicitly registered by breed, age, and weight in the signed Pet Addendum prior to occupying the property. Any physical damage to the property (including but not limited to scratched doors, baseboards, trim, damaged landscaping, or stained/odor-damaged flooring) caused by the pets will be repaired at the Tenant's sole financial expense. Tenant is required to immediately clean up and properly dispose of all pet waste. 3. STRICT NO INDOOR SMOKING POLICY: Smoking of any kind is strictly prohibited indoors at all times, including within the main living structure, attached garage, and any enclosed patio or entryways. "Smoking" is defined as the burning, inhaling, exhaling, or carrying of any lighted or heated pipe, cigar, cigarette, or any other tobacco or plant product, including marijuana. This prohibition also strictly applies to the use of electronic smoking devices (vaping, e-cigarettes, and vaporizers). Smoking is permitted outdoors only (e.g., backyard), provided all smoking-related debris is cleaned up immediately and safely disposed of. Any evidence of indoor smoking constitutes a material breach of this Lease, and Tenant shall be held fully financially liable for all professional cleaning, deodorizing, priming, and painting required to restore the premises. 4. PREFERRED PAYMENT METHOD (NEVADA AB 121 COMPLIANCE): The preferred and default method of rent payment is electronic bank transfer (ACH/Autopay) via the Zillow Rental Manager platform. Pursuant to Nevada Assembly Bill 121, Tenant is not required to provide bank account information as a mandatory condition of this Lease. Tenant reserves the right to opt out of electronic payments. If Tenant elects to opt out, they may pay monthly rent via personal check or cashier's check delivered to the Landlord's designated mailing address, with no additional processing fees. 5. HOT TUB MAINTENANCE OBLIGATIONS & RIGHT OF REMOVAL: Tenant is responsible for the routine care, safety, and hygiene of the hot tub. Tenant agrees to maintain the chemical balance of the water at all times (pH, sanitizer, and alkalinity levels) as required for safe operation and equipment protection. Tenant is strictly required to drain, clean, and refill the hot tub with fresh water at least once every six (6) months. Any damage to the hot tub shell, cover, pumps, or filtration system resulting from chemical neglect, physical misuse, or failure to maintain proper water levels will be repaired at the Tenant's sole financial expense. LANDLORD RESERVES THE RIGHT to inspect the hot tub periodically. If the Landlord determines, at their sole discretion, that the Tenant is failing to properly maintain the hot tub, keep it sanitary, or preserve the mechanical integrity of the equipment, the Landlord reserves the absolute right to permanently remove the hot tub spa from the property upon a ten (10) day written notice to the Tenant. The removal of the hot tub under these circumstances shall not result in any reduction or abatement of the monthly rent. 6. HVAC SYSTEM AND AIR FILTER REPLACEMENT: To ensure the efficient operation of the home's heating and cooling systems and protect indoor air quality, Tenant is required to replace all HVAC system air filters with the appropriate size and rating at least once every six (6) months (or more frequently if required due to pets). Any damage or service calls to the HVAC system resulting from neglected, dirty, or improperly installed air filters will be the sole financial responsibility of the Tenant. 7. UNDER-SINK REVERSE OSMOSIS SYSTEM: Tenant is responsible for the routine maintenance of the under-sink reverse osmosis (RO) water filtration system. Tenant agrees to monitor the system's performance and replace the filtration cartridges and membranes as required to maintain proper system function and water quality. Tenant must ensure all filter replacements are performed in accordance with manufacturer guidelines to prevent leaks or system damage. 8. GARAGE EVAPORATIVE COOLER OPERATION RESTRICTIONS: Tenant is permitted to use the evaporative (swamp) cooler located in the garage under the following strict conditions to prevent severe equipment and structural damage: A. Tenant shall never operate the evaporative cooler without a continuous and active water supply. Running the cooler dry will burn out the water pump, and any pump replacement costs resulting from dry operation will be charged entirely to the Tenant. B. Tenant shall never operate the garage evaporative cooler while the door connecting the garage to the main house is open. The garage must remain isolated from the living quarters during operation. Keeping this door open introduces high humidity into the home, which can damage the home's central HVAC system and cause biological growth. Any damage to the home's central AC/heating system or interior structures resulting from a breach of this rule will be repaired at the Tenant's sole financial expense.
