1. Types of Information Accessed To evaluate your application, we will access the following types of information: Consumer credit report (credit history, score, and public records). Criminal background history. Eviction history. Employment and income verification. Previous rental history and landlord references. 2. Criteria That May Result in Denial Applications may be denied based on the following objective criteria: Income: Gross monthly income must be at least 2 times the monthly rent. (Note: If you receive a housing voucher/subsidy, that amount will be subtracted from the rent before calculating your required income share). Credit: A minimum credit score of 650 is required. Significant delinquent accounts, collections, or unpaid debts to previous landlords may result in denial. Rental History: Prior evictions, unlawful detainers, or documented lease violations (e.g., non-payment, property damage) within the last 7 years. Criminal History: Convictions for violent crimes, drug manufacturing/distribution, or sex offenses may result in denial. We conduct an individualized assessment of the nature, severity, and recency of any criminal record as required by WA law. Arrests without conviction will not be considered. Incomplete/False Information: Providing false information or failing to complete the application. 3. Reusable Tenant Screening Report Policy We DO NOT accept comprehensive reusable tenant screening reports. All applicants must undergo our standard screening process through our designated agency, and the applicable screening fee will be charged. Exception: reusable screening report provided on Zillow. 5. Screening Fees Fee Amount: $35 Refund Policy: Any portion of the fee not used for actual screening costs will be refunded. Receipt: You will receive a receipt for any fee paid.
