Lease terms

Utilities and Maintenance: Tenant is responsible for all utilities and services, including electricity, water and sewer, trash collection, and internet or cable. Tenant is also responsible for routine lawn and yard maintenance, leaf removal, and snow and ice removal. Tenant must obtain and maintain renter's insurance throughout the lease term and provide proof of coverage before taking possession. Occupancy: The entire home, including the finished basement, is rented under one lease. The basement will not be rented separately. All occupants must be disclosed and approved, and all adult occupants must be identified in the lease. No subleasing, separate basement tenancy, individual room rentals, boarding, short-term rentals, or roommate arrangements with undisclosed occupants are permitted. Vehicles and Parking: No more than four vehicles may be regularly associated with the property, with no more than two vehicles parked on the street at any time. All regularly parked vehicles must be disclosed and registered with the landlord. Tenant, occupants, and guests must comply with all HOA and local parking rules. Disabled vehicles, commercial vehicles, trailers, vehicle storage, and vehicle repairs are prohibited unless specifically permitted by law and approved in writing. Smoking and Conduct: Smoking and vaping of any substance are prohibited inside the home and anywhere smoke, vapor, odor, ash, or residue may enter or damage the property or disturb neighbors. Illegal drug activity and other unlawful conduct are strictly prohibited. Screening: All financially responsible adult applicants must complete credit, background, income, and rental-history screening. The minimum credit score is 680, and combined verifiable gross household income must equal at least three times the monthly rent. Applicants are responsible for the actual third-party cost of credit and background screening. Pets: One pet may be considered with prior written approval, $50 monthly pet rent, and a $500 refundable pet deposit. No additional or replacement pet is permitted without written approval. Pet charges do not apply to qualifying assistance animals.
