If the applicant is receiving Housing Choice Voucher (HCV) or Rapid Re-Housing (RRH) assistance from the Housing Authority of San Angelo (HASA), the income requirement of 1.5 times the amount of rent will not be required. If the applicant(s) does not have an HCV and does not meet the income requirements, they may still be able to qualify for residency with a Co-Signer Tenant Tracker's credit report and/or on-site must show no collections to utility providers or owes no money to another property. If credit report shows any collection(s) to a utility provider or another property, an applicant must provide proof of payment in full and proof that utilities are/may be turned on in the name of an adult household member in order to qualify. If an applicant has been evicted from another property due to non-payment of rent or other funds, disturbances, or other infraction of community policies and/or lease agreements, or leaves a property owing damages, they can be denied residency based on negative rental history reports. If an applicant has a criminal history with a conviction for drug related or violent criminal activity which would include any conviction(s) with the use of firearms, crimes of a sexual nature, crimes against property or persons, such and arson and theft, and/or drug related offenses, the application will be denied.
