Lease terms

Tenant is responsible to pay for all utilities, services, and connection fees associated with the Premises, including but not limited to: Electricity, Water, Sewer, Trash Collection, Gas, and Internet/Cable. Tenant must maintain continuous utility services to prevent damage to the property's infrastructure The Premises shall be occupied strictly as a private residential dwelling for the named Tenant(s) and their immediate dependent family members only. Subletting: Tenant shall not assign this Lease or sublet any portion of the Premises without the prior written consent of the Landlord. Landlord's Obligations: Landlord shall comply with all local housing and building codes and make all necessary repairs to maintain the Premises in a fit, safe, and habitable condition, including maintaining plumbing, electrical, heating, and cooling systems. Tenant's Obligations: Tenant shall keep the interior of the Premises clean, sanitary, and safe. Tenant is responsible for disposing of all trash and garbage properly. Tenant agrees to notify the Landlord promptly of any defects, leaks, or required repairs. Wear and Tear: Tenant is not responsible for ordinary wear and tear. However, Tenant shall pay for the repair of any damage caused by their intentional acts, negligence, or that of their guests. 9. LANDLORD ACCESS. Landlord or Landlord's authorized agents shall have the right to enter the Premises at reasonable times and with reasonable notice (typically 24 hours, except in emergencies) to inspect the property, perform necessary repairs, or exhibit the Premises to prospective tenants or buyers.
