CRITICAL I am not the landlord, and I am not sub-leasing. I will review candidates and if we agree we'd like to live together, I will pass you along to the landlords. They have final say. OVERVIEW This is a two-bedroom, one-bath apartment on the top floor of a duplex. The landlords live on the first floor. I occupy a large bedroom and large closet, plus a majority of the attic space. I am looking for a roommate to take the other half of the apartment and equally share all other spaces: the bathroom, living room, kitchen, and balcony. Attic space for storage is available and shared use can be discussed. The incoming roommate will have a large bedroom, large closet, and nice bonus office/extra room. PHOTOS I can share more photos with you. Your Space There is furniture in all the photos. The incoming roommate can have it at no cost, or if the incoming roommate doesn't want it, it will be sold before move-in. The boxes in the closet are a large Kalax system I do not need, you may be interested in it. That would be for sale at 50% off. More info available upon request. THERE WILL NOT BE A LITTER BOX ANYWHERE IN YOUR SPACE. It is in the closet just for now. There are multiple possibilities for where the litter box can go in shared spaces and I will work with roommate to make a decision they are most comfortable with. Shared Spaces More room will be made in the kitchen, bathroom, and balcony for the incoming roommate. The living room setup can be reevaluated as well. I am ready to make major changes to all shared spaces as needed. I have a garden box in the backyard and plants on the balcony, would be happy to make room and share for your own gardening! AMENITIES Air Conditioner, Heater (Yeah!) Washer and dryer, shared with landlords (on the patio at deck level) Balcony with great views Reserved spot in street parking zone (parking pass must be paid for, get registered with City etc) Very large attic for storage Shared spaces are already furnished and decorated Many bus lines are within a 5-minute walking distance, MacArthur BART is very accessible by bus and shuttle services. Many amenities are within walking distance on Piedmont Ave, Broadway, and Grand Ave Beautiful early 1900s house with lovely features and charms inside and out, kept in excellent condition. Landlords live on the bottom floor: extremely accessible, helpful, and friendly. Landlords keep a beautifully curated yard that can be used for gatherings by upstairs renters. I have lots of cooking and baking equipment that you can use! I will make yummy things that you can eat! The landlords let me paint and wallpaper the space. Do you want your rooms, closet to be a different color? I can do it! My goal well-decorated and nice, and I am very open to ideas. Much has been on pause after deciding to seek a roommate. The Best Amentity: 2 Cats! Meet Basil and Knuckles Basil and Knuckles are my two cats. They take up the two allotted pet spaces for this apartment, so no additional pets are allowed. I pay for everything for the cats and take care of them--you get to just love them! They both like people and are lap cats, though both will take a little time to get to know you. They are both indoor/outdoor cats. The landlords have two indoor cats who spend lots of time at the windows~ KEEP IN MIND There are many stairs here: two flights from the curb to the front door, a flight and a half up into the apartment etc. It is not an accessible home. Across the street is a social service-supported apartment complex. Many residents are facing a challenging time in their lives and deserve respect and kindness. WHO AM I? I am a 33 year old woman who works as an event planner and project manager. I enjoy writing, painting, gardening, cooking, and baking. And playing too many video games! Yes, I have a lot of stuff but I will make room for a roommate. I really like bright colors. I am sorry if that is a deal-breaker and hope you find the right place for you. The Story I moved in on my own, and shortly after my finances changed. Even more so, I realized I didn't need all this room and do not love living alone. It's not that I am asking someone to become my best friend or good friend, but I think it's healthy to have another person around! At this time, I work from home and spend quite a bit of time at home. REQUIREMENTS My Requirements: Must be comfortable living with 2 cats. Need not love them nor care for them. No smoking of any kind allowed. I am extremely sensitive to smells and smoke. One cat has airborne allergies that are impacted by Equal share of cleaning and care responsibilities. Cost: Incoming Roommates Portion per Month Rent: $1,675 Internet: $25, Sonic Internet PG&E: Likely $50 to $70 a month. Quarterly payment to landlords for other utilities: $200 (about $67 a month) Monthly Total: Approximately $1,832, depending on utilities. If you want shared use of the attic, not just storage, that would require an increase in your rent. OPTION to do $1,432 total if you rent just the bedroom and closet. NEXT STEPS If the space, cost, and requirements are all okay, then we can schedule a Zoom call where I will show you the entire apartment and premises and conduct an interview. If we both agree this will be a good arrangement, I will connect you with the landlords to go through their vetting process. They will evaluate you for finances, background, and their own preferences. Again, they have final say. They have stated that a top priority for them is that this will be a good arrangement for the roommates. TLDR fully-shared apartment on 2nd-story of a pretty, charming house in a central location: lots of space, lovely decor in and out, two happy cats, and a flexible roommate. Great value for money. (And it has air conditioning )
