Lease terms

No Smoking: Smoking or vaping is not permitted inside the home. Evidence of smoking will result in charges deducted from the security deposit. Utilities: Tenant is responsible for all utilities, including gas, electric, water, sewer, trash, and internet. Utility Responsibility: Utilities must remain active and in good standing at all times. Any shutoff due to non-payment is considered a lease violation and may result in additional fees or lease termination as allowed by law. Security Deposit: Security deposit starts at $1,000 and may vary based on application strength. Deposit is refundable pending return of the property in the same condition as received, minus any damages beyond normal wear and tear, unpaid rent, or unpaid utilities. Maintenance & Cleanliness: Tenant is responsible for keeping the property clean and in good condition. Any damage caused by tenant or guests will be the tenant's responsibility. Alterations: No alterations, painting, or installations (including mounting TVs or fixtures) without prior written approval. Occupancy: Only approved occupants listed on the lease may reside in the property. Long-term guests require landlord approval. Rent Payments: Rent is due on time per lease agreement. Late payments may incur fees as outlined in the lease. No Pets: Pets are not permitted on the property. Lawn & Snow Care: Tenant is responsible for basic lawn maintenance and snow removal (remove if not applicable). Inspections: Landlord may conduct periodic inspections with proper notice, in accordance with state law
