Lease terms

Lease Scope: Lease start date: Sept.1, 2026 - April.30, 2027, 8 months- open to discussing longer term month to month after April.30, 2027. Upon signature: first month's rent, security deposit & pet fee due Rent Terms: Rent: $2,600/month Rent due first of each month via venmo Rent is expected on the 1st of the month, if rent is not received within 7 days a $100 late fee will be charged Tenant responsible for lawn moving, trash, clearing driveway of snow Security Deposit: $2,600 returned within 1 month of move out pending any damages, upon inspection the landlord will itemize any deductions deemed beyond normal wear and tear and provide receipts. A final $180.00 move out cleaning fee will be deducted from security deposit. Property Care / Damages: Tidiness and home care are expected throughout the lease period. Trash needs to be disposed of promptly, yard must be kept orderly and trimmed and snow must be shoveled from driveway. As mountain community members, tenants are expected to manage pets respectfully and safely, treat neighbors with respect, be mindful of quiet hours and practice fire awareness and eco-consciousness. Absolutely no open flames, abide by seasonal fire restrictions, please limit water use to drought aware practices, do not leave food scraps outside unattended, be bear aware. No drugs (this is a non-smoking home), parties, long term guests or additional animals are not permitted. No subletting is permitted. Always keep the roadway in front of the fire hydrant clear. Proper disposal of dog poop is expected. No cosmetic changes to the property are allowed, unless previously approved by the landlord. If the tenant notices any damages or has appliance issues, the tenant must notify the landlord promptly in writing and send photos so the landlord can assess damage and manage next steps. Breaking of Lease / Move out notice: If a tenant needs to relocate unexpectedly 30day notice is expected and agreed upon with written correspondence between the landlord. That month's rent must be paid in full The landlord retains the right to 60days notice if needed to terminate the lease. Dogs: Limit to 2 dogs. No cats permitted. Must have landlord approval. $250.00 dog deposit, returned within 1 month of move out pending any damages, upon inspection landlord will itemize any deductions deemed beyond normal wear and tear and provide receipts
