RENTAL REQUIREMENTS & PROPERTY POLICIES Thank you for your interest in this property. Please review the following requirements and policies before applying. LEASE TERM Minimum lease term of 24 months. 12-18 month leases will be considered. MOVE-IN REQUIREMENTS First month's rent due at signing. Last month's rent due at signing. Security deposit due at signing. All move-in funds must be paid before possession of the property is granted. TENANT SCREENING All applicants age 18 and older must complete an application and screening. Screening will be conducted through Experian. Gross household income must be at least 2 times the monthly rent. Proof of income and identity verification will be required. Credit, rental history, background, and eviction history may be reviewed as permitted by law. REUSABLE TENANT SCREENING REPORTS Reusable tenant screening reports will not be accepted. UTILITIES Utilities are not included in rent. Tenant is responsible for all utility services and charges throughout the lease term. Utility bills are paid directly by the tenant on a month-to-month basis. PROPERTY CARE Tenant is responsible for maintaining the yard, including mowing the lawn, weed control, and general upkeep. Tenant is responsible for snow and ice removal from walkways, driveways, and entrances. Salt, de-icer, and other concrete-damaging ice melt products may not be used on the property. SMOKE-FREE PROPERTY No smoking, vaping, or tobacco use inside the home or other structures on the property. MARIJUANA POLICY Marijuana use, smoking, cultivation, processing, or distribution is not permitted anywhere on the property. PETS Pets considered on a case-by-case basis with owner approval. Pet Deposit Required No exotic animals, reptiles, venomous animals, or other non-traditional pets are permitted. Service animals and approved Emotional Support Animals (ESAs) will be accommodated in accordance with applicable fair housing laws. OCCUPANCY All occupants must be disclosed and approved by the landlord. Any resident age 18 or older must be listed on the lease. Long-term guests require prior written approval. SUBLEASING No subleasing, lease assignments, Airbnb, VRBO, or other short-term rental arrangements are permitted. RENTERS INSURANCE Tenant must maintain renters insurance with a minimum of $300,000 in liability coverage for the duration of the lease. GENERAL Tenant agrees to keep the property clean, sanitary, and in good condition. Tenant is responsible for promptly reporting maintenance concerns and preventing avoidable damage.
