Lease terms

Tenant is solely responsible for payment of all utilities and services associated with the property, including water, electricity, cable, and internet. Smoking of any kind is strictly prohibited inside the home, on patios, garage areas, and anywhere on the property premises. The property is pet-friendly, and both dogs and cats are permitted with prior approval from the owner. Tenants are fully responsible for any and all damages, stains, odors, excessive wear, landscaping damage, or repairs caused by their pets during the lease term. A non-refundable pet deposit/fee is required. This fee is non-refundable due to the additional cleaning, deodorizing, and maintenance costs commonly associated with pet occupancy, including but not limited to pet hair removal, deep cleaning, flea treatment if necessary, and urine odor or marking remediation that may not be fully detectable until after move-out inspection. Cleaning standards and expectations may vary between tenant and owner, and professional cleaning services are often required to restore the property to its original condition. Short-term lease options are available with a minimum lease term of three (3) months. For the tenant's convenience, the owner will provide regular yard maintenance and monthly pest control services throughout the duration of the tenancy.
