Timelines and Costs: $1500.00 non-refundable deposit will be necessary to secure the house (due up front). The $1500.00 deposit will be applicable to the first month's rent. The $3000 will be refundable at the end of the lease provided there isn't any damage or extra cleaning. A four month ski lease will have 3 free housekeeping visits. Each visit is a total of two man hours of cleaning and will help keep the kitchen, bathrooms, and house maintained during the lease. $300 a month total for the fixed utilities. This $300 a month pays for the water, trash, sewer, cable tv, and high speed internet service. A four month lease would have a total of $1200.00 (4 x $300) for the fixed utilities. The gas and electric will be switched into the tenants name at the start of the lease. The bills will be sent directly to the tenant. Frozen pipes will be the responsibility of the tenants if the thermostat was left lower than 55 degrees or turned off. There will be a $200 service fee charged by Agate Bay Realty if utilities are not transferred into the tenants name when the lease takes effect. We will send multiple reminders. $800-$900 for snow removal (estimate; each driveway is different). Half the rent is due 60 days prior to arrival (November 2, 2026) and the other half is due prior to move-in (by January 2, 2027). Homes with hot tubs will have the tenant/s take over the hot tub contract. The costs are approximately a $250.00-$350.00 service fee per month and that includes a few services a month. Costs are higher if the water needs to be changed more frequently due to not showing prior to use, etc.. The homeowner will pay for the dump and scrub of the hot tub just prior to lease beginning and the tenant will pay for a dump and scrub at the end of the lease. For winter guests, the rental cabin is on a single level for great winter access and is centrally located to Northstar-at-Tahoe, snowmobiling, snowshoeing, and all the conveniences in Kings Beach. The summer guest will appreciate being on the Old Brockway Golf Course, being able to walk to the North Tahoe Beach Center , walk to Spindleshanks Restaurant, and being able to walk to Safeway for groceries and essentials. The cabin has been extensively remodeled including new alder floors and carpet, remodeled kitchen with granite counter tops & stainless steel appliances, river rock gas fireplace, hot tub, and a fenced back yard for the kids, Fido or both. The garage has a ping pong/pool table and is heated and carpeted so it acts as some additional living space. *For larger groups, this home is a few houses away from the Fairway Cabin, 5 houses away from the Foursome Remodeled Dog Friendly Cabin, and about 10 houses away from the Birdie Time Vacation Rental.
