Lease terms

- Lease is for a standard 12 month term. Renewal options and rent adjustments, if any, will be communicated in writing prior to lease expiration. - Smoking and vaping are not permitted inside the unit. Marijuana use is prohibited on the property regardless of state law. - Monthly Rent of $1500 is due on the 1st of each month. Late fees may apply after the grace period stated in the lease. Payments are made electronically through the designated payment portal. - Monthly rent Includes water, trash, HOA dues, lawn care. - Monthly rent does not include Wi-Fi and electricity (the tenant is responsible for these) - Security deposit equal to one month's rent ($1500 - fully refundable) is required prior to move in. Deposits may be used for unpaid rent, damages beyond normal wear and tear, or other lease violations. Return of the deposit follows Florida law. - Maintenance requests must be submitted in writing through email. A phone number will be provided for emergency requests - Included in the monthly rent is a bimonthly AC service (filter change, flush) and property inspection. - Cats may be allowed ($25 additional fee per pet per month or $500 Additional refundable deposit). No dogs allowed (other than service animals) - Only individuals listed on the lease may reside in the unit. Guests staying longer than 14 consecutive days require written approval. - No alterations, including painting or mounting TVs, are allowed without written permission. Nail holes must be properly patched prior to move out - Early termination is subject to a lease break fee and proper notice as outlined in the lease agreement - Renter's insurance is required throughout the lease term and must include liability coverage. - Tenants must comply with all community rules, noise ordinances, and local laws. Violations may result in lease enforcement action
