Lease terms

1. Security Deposit will not contribute towards any monthly rent amounts. Owner will use this amount after lease term completion for repairs, cleaning and paint touchups needed after the furniture movement out of the house. The quote will be shared with the tenant and the balance will be refunded to the tenant 2. One Month rent as additional Early Termination Fees 3. Two entry keys and 2 mail box keys will be available to the tenant. Any additional key or replacement of a lost key for the building will be available on 50$ of charge per key. 4. House will be inspected together with the tenant before move-in and move-out. The unit will be expected in the same condition on move out. The House will be "move out" cleaned by the tenant after vacating and by lease end date 5. A lower noise level will be maintained by the tenant in the house to prevent any disturbance for neighbors. Owner will retain the rights to terminate the lease on 1 month notice, in case more than 2 complaints are received by HoA or the neighbors. Tenant will have to vacate the premises in that notice period. Same Move out policy will be applicable in that case as well 6. Trash will be disposed in the designated Trash Cans only, placed outside the house. No Loose trash will be thrown but will be bagged properly 7. On the Owner and Residing Tenant's consent, the lease renewal will be started anytime in last month of the lease and will be closed on or before the lease end date 8. If the Owner or Tenant decide NOT TO RENEW the lease beyond the current lease terms, then Tenant will fully vacate the House by lease end date
