Lease terms

Duration: Yearly contract. Pet fee: one time, not per pet, non refundable. Smoking: NO Renters must agree to the following: 1. Take responsibility for payment of all utilities excluding trash. History of utility payments can be provided upon request. 2. To promptly notify the owners of any maintenance issues, damage, or conditions that may cause further harm to the Property. 3)to maintain the yard, plants, and trees on the property in well and good condition. (Lawncare will be provided, but other garden care is tenant responsibility) 4) to keep the yard and garbage areas clean. 5) to not paint, add holes, make alterations, remove existing features, or otherwise modify the property without first getting Owners' written consent. 6) to not change the locks nor place additional locks on any door to the house. 7) to not keep any liquid filled furniture in this dwelling. 8) to provide basic maintenance for provided amenities (ie. remove lint from dryer, empty dishwasher filter, replace fire alarm batteries, seasonally apply ant poison around perimeter of the house, etc) 9) to take reasonable precautions to prevent damage due to weather, including maintaining heat to prevent frozen pipes and assisting with snow and ice removal as applicable. 10) to pay for any damage to the household appliances as a result of Tenant's negligence. 11) to maintain the carpet in a clean and sanitary condition, including regular vacuuming and prompt cleaning of spills to prevent excessive staining and damage beyond normal wear. 12) to pay for repairs of all damage (including clogged drains), they or their guests have caused. 13) to pay for any windows broken in the house while they live there. 14) to refrain from making excessive noise or disturbances so as to not disturb neighbors' peace and quiet
