Lease terms

Lease term is one-year, then month-to-month. No assignment or sub-letting of lease allowed. A Security Deposit of $3,000 is due at signing, along with the first and last month's rent. The Security deposit includes $500 non-refundable cleaning fee; maximum refundable portion is $2,500 (based on condition of home at move-out). Renter is responsible for all utilities (electric, gas, water), as well as internet. Rent includes lawn care (2x per month); tenant is responsible for garden care. Other maintenance items, i.e.: AC Filters/battery replacement/light bulbs/irrigation heads are the tenant's responsibility. No smoking allowed. Small dogs - maximum of two (up to 20 pounds) permitted. (Pet Deposit of $300 - plus $50 monthly fee required in addition to base rent). Renter must adhere to all City of Keller ordinances. No long-term parking in street (up to 3 days). Trash cans must be stored out of site. All application fees as well as credit check and background screening services are paid by tenant and are non-refundable.
