Lease terms

This is a 6-12 month fixed-term residential lease. First month's rent, last month's rent, and a security deposit equal to one month's rent are required prior to move-in. The security deposit may be used for damages beyond normal wear and tear, unpaid rent, or lease violations, with any remaining balance returned in accordance with Tennessee Uniform Residential Landlord and Tenant Act. Tenant is responsible for all utilities, including electricity, water, and trash. This is a no-pets property, and pets are not permitted under any circumstances. The premises are to be used for residential purposes only. Tenant agrees to maintain the property in a clean and sanitary condition and to promptly notify Landlord of any maintenance or repair needs. No alterations or improvements may be made without prior written consent from the Landlord. Landlord is a licensed real estate agent and is also the owner of the property, and this relationship is disclosed in accordance with applicable real estate laws and regulations
