Lease length; 13 months (negotiable). This lease does not automatically renew. Any extension must be in writing and signed by both parties. Owner pays for sewer and trash. Renter is responsible for all other utilities including electricity, water, internet, cable, any other services. Tenant must keep all utilities active for the entire lease term. Monthly rent due by the 1st of each month. Rent considered late if not received by 11:59pm on the 5th of the month. $75 late fee charged on the 6th, and $10 per day thereafter until paid in full. Tenant shall pay $2500 security deposit prior to move-in. The deposit may be applied to unpaid rent, damage beyond normal wear, cleaning costs, HOA fines caused by tenant, any other lawful charges. Deposit will be returned per TN law. No more than 6 persons may reside in the home at any time. No pets of any kind are permitted on the property, even temporarily, without written permission from Landlord. Violation constitutes a material breach of this Lease. Smoking, vaping, or the use of any tobacco, nicotine, marijuana, or similar products is strictly prohibited inside the home, inside the garage, and within close proximity to any exterior door, window, vent, or other opening where smoke or vapor could enter the residence. Tenant shall ensure that no smoke, odor, or residue enters the interior of the property at any time. Tenant is responsible for all remediation costs if violated. Tenant must maintain renter's insurance throughout the lease term, including: Liability coverage (minimum $100,000) Walls in (HO 6 style) coverage Tenant must list Landlord as an additional interested party. Proof of insurance must be provided before move in. Landlord shall maintain major systems (HVAC, plumbing, electrical) and ensure the home is habitable per TN law. Tenant shall keep the home clean and sanitary, promptly report maintenance issues, replace light bulbs, air filters, and smoke detector batteries, maintain driveway, walkway, and patio per HOA rules, and not damage or misuse the property. Tenant is responsible for damage caused by negligence, misuse, or guests. Tenant must pay for professional cleaning upon move-out and provide a receipt. Failure to do so may result in cleaning costs deducted from the security deposit. Tenant may not paint, modify landscaping, add structures, or change exterior appearance. No exterior modifications are permitted under HOA rules. Subleasing, short-term rentals, Airbnb, or assigning this Lease is strictly prohibited. This property is governed by the Poplar Grove Townhomes CC&Rs, Bylaws, and Rules.
