Lease terms

Tenant Responsibilities 1. Rent Payments Tenant agrees to pay rent in full and on time each month according to the lease agreement. 2. Utilities Tenant is responsible for payment of all utilities associated with the property unless otherwise stated in writing. 3. Property Care Tenant agrees to keep the home clean, sanitary, and in good condition throughout the lease term. 4. Maintenance Reporting Tenant must promptly notify landlord of any maintenance issues, damage, leaks, or repairs needed at the property. 5. Yard & Outdoor Areas Tenant agrees to keep outdoor areas reasonably clean and free of trash or personal items. Tenant is responsible for basic upkeep of the fenced side yard unless otherwise agreed. 6. No Unauthorized Occupants Only tenants listed on the lease may reside at the property without written approval from landlord. 7. Pet Responsibility Approved pets must be properly cared for and supervised. Tenant is responsible for all pet-related damages and cleanup. 8. Parking & Shared Driveway Tenant may use designated parking areas and agrees not to block or interfere with shared driveway access. 9. Smoking Policy No smoking is permitted inside the home. 10. Alterations Tenant may not paint, remodel, install fixtures, or make alterations to the property without written permission from landlord. 11. Lease Compliance Tenant agrees to follow all terms of the lease and comply with local laws and neighborhood standards. 12. Move-Out Condition At move-out, tenant agrees to return the property in clean condition, remove all personal belongings and trash, and return all keys provided.
