Credit: * A credit and background check is required for all adult applicants. * Minimum combined average FICO score of 650. * No open bankruptcies within the past two years. Discharged bankruptcies are acceptable with proof of discharge. * No unpaid judgments, or outstanding balances owed to housing providers or utility companies. * Applicants with limited credit history may be required to provide a qualified guarantor/co-signer. Rental History: * No evictions within the past 5 years. * No more than one eviction within the past 10 years. * No outstanding balances owed to current or previous landlords. * Negative landlord references or a history of lease violations (including late payments, NSF checks, noise complaints, or other lease violations) may result in denial. * Applicants without rental history may be required to provide a qualified guarantor. Criminal Background: * Criminal background checks are required for all adult applicants. * Applicants listed on the Dru Sjodin Sex Offender Registry or the OFAC Global Terrorist Watch List are not eligible. * Open criminal cases will result in denial until resolved. * Applicants with 3 or more criminal convictions within the past 2 years will not qualify. * Felony or gross misdemeanor convictions (or open cases) within the past 15 years involving offenses against persons, property, animals, fraud, theft, family relations, weapons, organized crime, sex offenses, or drug offenses (excluding offenses no longer illegal under Minnesota law) will result in denial. * Misdemeanor convictions (or open cases) within the past 2 years involving offenses against persons, property, animals, fraud, theft, or weapons may result in denial.
