Utilities & Rules: Utilities: Tenant is responsible for electricity, gas, water, sewer, and garbage. Property Rules: Non-smoking and drug-free property ( no smoking or recreational drug use permitted ). Yard Care: Tenant is responsible for basic yard maintenance Pet Policy: Small pet under 25 lbs with an additional $500 security deposit. Applicant Requirements: Minimum credit score of 700+. Verifiable monthly household income of at least 3x the monthly rent. Clear rental history with no prior evictions. Two references required (1 professional, 1 personal). All occupants 18 years of age and older must submit an application. In-person tours are scheduled for qualified applicants following initial application review. Holding Policy: Approved applicants must submit the security deposit via certified funds and execute the signed lease agreement within 24 hours to secure the property and remove it from the market. The property will remain active and continue to be shown until the deposit is received and the lease is fully executed by all parties.
