Lease terms

Tenant shall pay rent in the amount of $1,500 per month, due on or before the first day of each month. Any rent not received by the due date shall incur a late fee of $100. Tenant is responsible for all electric and internet service expenses. Internet service is available through Spectrum, with plans starting at approximately $30 per month. The property is served by a private well for water. The first month's rent and a $1,500 security deposit are due upon signing the lease. The tenancy shall be on a month-to-month basis. Either party may terminate the tenancy by providing at least thirty (30) days' written notice prior to the intended move-out date. Only individuals listed on this lease may occupy the premises. Additional occupants require the Landlord's prior written approval. Tenant shall keep the property clean, sanitary, and in good condition, and shall promptly notify the Landlord of any maintenance or repair issues. Tenant is responsible for any damage caused by Tenant, Tenant's guests and invitees. The Landlord may enter the property as permitted by Florida law for inspections, repairs, maintenance, emergencies, or to show the property to prospective tenants or purchasers. Illegal activities, excessive noise, nuisance behavior, or any activity that interferes with the quiet enjoyment of neighboring properties are prohibited. Upon vacating, Tenant shall remove all personal property, dispose of all trash, return all keys, and leave the premises clean and in good repair, normal wear and tear excepted. To receive a full refund of the security deposit, Tenant must provide at least thirty (30) days' written notice of intent to vacate and leave the property in compliance with the move-out requirements above. The security deposit may be used to cover unpaid rent, late fees, cleaning costs, damages beyond normal wear and tear, removal of abandoned property, or any other amounts owed under this lease, as permitted by Florida law. Any remaining balance of the security deposit shall be returned in accordance with Florida law. No pets are permitted on the property at any time. Keeping, harboring, feeding, or allowing any pet or animal on the premises constitutes a violation of this lease and may result in termination of the tenancy and/or additional charges for damages, cleaning, odors, pest treatment, or other related costs.
