Lease terms

Tenant responsible for all utilities, including water, gas, electric, trash, sewer, cable, and internet. First month's rent, last month's rent, and full security deposit due at lease signing. Minimum 12-month lease; longer terms preferred. Strict qualification requirements: verifiable income of at least 3x monthly rent and clean rental history. No prior evictions, judgments, or collections will be accepted. No smoking of any kind permitted. No pets preferred; if approved, subject to landlord approval, non-refundable pet fee, and monthly pet rent. Tenant responsible for lawn care, snow removal, routine maintenance (filters, bulbs, etc.), and overall upkeep. All repairs due to tenant negligence or misuse will be tenant's responsibility. Late fees enforced after grace period. Returned payment fees apply. Renter's insurance required prior to move-in and must be maintained for the duration of the lease. No additional occupants without written approval. Landlord reserves the right to perform periodic inspections with proper notice. Application fee required. Landlord reserves the right to accept or reject any application at their sole discretion.
