Lease terms

Minimum 12-month lease required. Monthly rent is $6,400, with a security deposit equal to one month's rent. First month's rent and security deposit are due before move-in. All adult occupants must complete an application, meet the rental qualification requirements, and be listed on the lease. Co-signers and guarantors are not accepted. The property is offered fully furnished. Tenants are expected to maintain the home and furnishings in good condition, except for ordinary wear and tear, and will complete a move-in condition and inventory review. No smoking or vaping is permitted anywhere inside the home, garage, balcony, patio, or elsewhere on the property. Small pets may be considered on a case-by-case basis with prior owner approval and additional terms. Unauthorized pets are not permitted. Tenants are responsible for all applicable utilities, including electricity, water and sewer, internet, trash, and cable, unless otherwise stated in the lease. Renters insurance is required throughout the lease term, including a minimum of $300,000 in personal liability coverage. Proof of coverage must be provided before move-in. Parking includes a two-car garage and driveway. Tenants and guests must comply with all applicable HOA, parking, and community rules. No subletting, assignment of the lease, Airbnb, vacation rentals, or other short-term occupancy is permitted.
