Lease terms

Rent is $2,400/month and is due on the 1st of each month. A grace period is provided through the 5th of the month. Rent not received by the end of the 5th day will incur a late fee of $115 in accordance with North Carolina law. A security deposit equal to one month's rent ($2,400) is required before move-in. Tenant is responsible for electricity, gas (if applicable), water/sewer, internet, and all other utilities unless otherwise agreed. Tenant must maintain the property in clean and good condition and promptly report any maintenance issues. No smoking or vaping is permitted inside the home, garage, or on the premises. Pets may be considered on a case-by-case basis with landlord approval and may require an additional pet deposit or fee. Tenant shall not cause damage beyond normal wear and tear. Any damages caused by the tenant, occupants, or guests will be the tenant's responsibility. No illegal activity, excessive noise, or disturbances to neighbors will be permitted. Property may not be subleased, assigned, or used for short-term rentals (Airbnb, VRBO, etc.) without written landlord approval. Tenant is required to maintain renter's insurance throughout the lease term. Minimum lease term: 12 months. Background check, credit check, income verification, and rental history verification are required. Applicants should demonstrate income of approximately 3 times the monthly rent. Owner pays HOA fees. Tenant must comply with all HOA community rules and regulations.
