Rent: Due on the first day of each month. Move-In Costs: The first month's rent and a refundable security deposit are due at the time the lease is signed and prior to move-in. Lease Term: Preference will be given to applicants seeking a multi-year lease (24 months or longer). One-year lease terms may be considered depending on the applicant. Utilities: Tenant is responsible for establishing and paying all utilities associated with the property, including but not limited to electricity, water, sewer, trash, natural gas (if applicable), internet, cable, and any other utility services. Smoking Policy: Smoking or vaping of any kind is strictly prohibited inside the home, garage, or any enclosed areas of the property. Pet Policy: No pets are preferred. However, pets may be considered on a case-by-case basis with prior written approval from the landlord. Additional pet deposits, pet rent, or other conditions may apply if approved. Property Maintenance: Tenant agrees to maintain the property in a clean and sanitary condition and promptly report any maintenance issues. Tenant is responsible for replacing HVAC air filters, lawn mowing, routine yard care, and changing smoke detector batteries unless otherwise specified in the lease. Occupancy: Only individuals listed on the lease may occupy the property. Subletting or assignment of the lease is prohibited without the landlord's prior written consent. Alterations: No alterations, painting, installation of fixtures, or modifications to the property may be made without prior written approval from the landlord. Compliance: Tenant agrees to comply with all applicable federal, state, and local laws, homeowners association (HOA) rules, and all terms outlined in the lease agreement. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. Tenant is responsible for insuring all personal belongings. Late Payments: Rent not received by the due date may be subject to late fees as outlined in the lease agreement.
